Check One: Is There Finish Left

Carry a small bottle of water. Put a drop in the busiest doorway and a drop in a bedroom corner, and give them two minutes. Both beading means the finish is sound throughout. The doorway drop flattening and darkening means the finish is gone there, and a refinishing job is in your future rather than a cleaning.

Check Two: How Much Wood Is Left

Take the cover off a floor register and study the board where it was cut through. On solid oak, see how far down the tongue sits relative to the surface. A floor that has been sanded twice already has very little above the tongue and cannot take a third pass. On engineered, look for the face layer thickness, which tells you whether sanding was ever an option.

Check Three: The Wet Rooms and the Doors

Kneel at the base of every toilet, at the dishwasher, at the fridge, and at every exterior door and slider. Those are where water damage starts and where it hides under a threshold or behind a fixture. Dark boards in those five places are the difference between a floor you clean and a floor you partly replace.

Check Four: The Rooms Nobody Furnished

If the house is staged or empty, the floor is telling you everything. Look down each room at floor level toward a window and read the sheen. A hard-edged dull path is wear. A soft general haze is product film, which is the good answer, because film comes off and film is what makes a floor look worse than it is at a showing.
