How to Tell Thin From Gone
Put a single drop of water on the worn patch and leave it. On a floor with finish left, it sits up as a bead for a couple of minutes and wipes away with nothing behind it. Where the finish has gone, the drop flattens, goes dark at the edges, and soaks in within a minute or so. Try it in the middle of the room as a control. The two results are not subtle.
Coating a Bare Patch Is the Wrong Answer
It is tempting, and every so often somebody asks us to just put the coat over the worn strip. A clear coat on bare, grayed wood locks in the gray and seals a color boundary in place permanently. It looks acceptable for a week and then reads as a permanent shadow on the floor. We will not do it, and any company that offers to should be asked what happens in year two.
What We Do Instead
We clean the whole floor properly, coat everything that still has finish, and leave the bare lane alone. The rest of the house comes up considerably, the worn lane stays what it is, and you have bought yourself time to plan a proper refinish of that area with a sanding contractor when it suits you. That is the useful version of this job, and it costs a fraction of what starting with a sander would.

Will the difference between the coated part and the worn lane look worse afterwards?
Slightly more noticeable at first, yes, because everything around it improved. Most people decide that is a fair trade for a house that looks better overall, but you should know it going in.
Could a rug just cover it?
It can, and it is a reasonable holding pattern. Use a rug with a felt or natural pad under it and not a rubber backing, because rubber against a finish leaves a chemical print, not a dirt mark, and it does not clean off.
How long does the coat last in a house near the river bottom?
Humidity here is high most of the year, which affects cure timing more than lifespan. Give it a full day before rugs go back down. After that, expect a normal cycle of a year or two before the lane starts asking again.
Do you do the sanding as well?
