Hardwood Floor Cleaning in Arlington, TX

A house that hosts thirty people for a game leaves behind something a mop moves around instead of picking up, and the ingredient is sugar.

Arlington is a hosting town, and not by accident. Two stadiums, a convention center, and a university sit inside the city limits, which means a lot of houses here are the place everybody meets before the gates open. Viridian, the neighborhoods off Green Oaks, the older streets north of Division. Somebody in each of them is putting out food eight or ten times a year for a crowd.

The floor takes it well at the time. The problem shows up two weeks later, when the wood in the kitchen and the path to the back door has a faint drag to it underfoot and looks slightly duller than the rooms nobody used.

That is not soil in the ordinary sense. It is sugar, and sugar behaves differently from dirt on a wood floor.

Why a Spilled Drink Behaves Nothing Like Spilled Water

Soda, sweet tea, punch, beer, and most mixers are water carrying dissolved sugar. The water flashes off in twenty minutes and the sugar stays, spread out over whatever area the liquid covered before it dried. Wipe it with a damp cloth and you redissolve the sugar and move it around, which is why a cleaned-up spill usually ends up bigger and thinner instead of gone. Do that a dozen times across a football season and the sugar is not in one spot any more. It is a thin film across the whole room.

The Drag You Notice in Socks First

Sugar film is slightly tacky, and the human foot is an extremely good instrument for detecting it. People almost always describe the same thing: the floor feels like it needs washing even though it looks clean, and it is worse in socks than in shoes. That tack is also what makes the floor hold onto every bit of grit that lands on it afterward, so a sugar film quietly turns into a soil film.

What Our Pass Removes

Cleaning solution goes down metered, does the work of releasing the film from the finish, and comes back up in the same pass with the sugar and everything stuck to it in the recovery tank. Nothing sits in the board seams waiting to soak in. Once the surface is genuinely bare, a water-based maintenance coat goes on top so the next season's spills sit on a fresh layer instead of on top of the last three years of them.

The Repairs This Does Not Cover

We are a cleaning service, not a refinishing outfit, and that distinction is real work, not a disclaimer. There is no sanding, no re-staining, and no polyurethane recoat on any job we take. If a folding chair leg gouged a board or somebody's heel put a dent in it, that damage is in the wood and it stays. Same story for a stain that has gone dark under the finish. Scuffs, haze, and film come off. Anything below the finish does not.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

If the kitchen floor feels like it needs a wash and looks like it does not, you have found the sugar. It comes off in one visit.

Hardwood questions from Arlington homeowners

How soon after a party should we book?

There is no rush from a damage standpoint. Sugar film is not eating your finish. It is a nuisance that attracts soil. Most Arlington households do this once a year and pick a quiet stretch on the calendar, which around here usually means late spring.

Can we walk on it the same evening?

Yes. Give it about half an hour after the crew moves off a room and it is yours again. Keep rugs rolled up and slide nothing heavy for the first day so the coat can harden without being disturbed.

We have engineered plank, not solid wood. Does that change anything?

It changes how much moisture we are willing to use, which is the entire reason we meter and recover instead of mopping. A great many Arlington houses built after 2000 have engineered plank over slab, and it handles this well precisely because nothing is left standing on it.

What does the crew cover besides Arlington itself?

South Arlington, North Arlington, Viridian, and the Entertainment District blocks, plus Dalworthington Gardens, Pantego, Grand Prairie, Mansfield, Kennedale, Irving, Dallas, and Fort Worth.
