The pest control tech sprays a band along the base of every wall four times a year, and some of that band is landing on your floor.

Out here on the Avondale-Haslet Road stretch, with pasture on two sides of most houses and Eagle Mountain not far off, a quarterly pest contract is not optional in anybody's mind. Scorpions, fire ants, brown recluse, the occasional snake. Nearly every household we visit in this pocket has somebody coming out four times a year with a wand.

That treatment goes exactly where it is supposed to go, which is a wet band six to eight inches up the baseboard and out onto the floor. What most people have never thought about is what that band does to a wood floor between visits.

The Perimeter Stripe Nobody Looks At

Pull a piece of furniture away from an exterior wall in a house on a quarterly contract and look at the twelve inches nearest the baseboard. It is usually a slightly different color from the middle of the room, and it is not shadow. Most residual insecticides are carried in an oil or a surfactant that stays behind once the water evaporates. It is meant to stay, that is the whole point of a residual. On a wood floor it means a sticky perimeter that collects dust and holds it.

Why the Rest of the Room Ends Up in It

Air moves along walls. Every forced-air system in the house pushes dust toward the perimeter, and the perimeter is the tackiest part of the floor. Six months in, the ring around the room reads as dark, and the natural response is to scrub it, which drives the mixture into the grain instead of lifting it out.

How We Handle a Treated Perimeter

The crew works the edges deliberately and with the solution recovered in the same pass, so nothing gets pushed into the gap at the baseboard. Once that band is off, a water-based maintenance coat goes down over bare finish. Tell the technician the house is on a quarterly contract and roughly when the last visit was. It changes how much time gets spent at the edges. If you can, book us for a week or so after a treatment instead of the day before.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Avondale homeowners

Will cleaning wipe out the treatment we just paid for?

Along the floor line, some of it, yes. That is worth coordinating. Most of the protection people actually rely on is in the cracks, the plate line, and outside the foundation, none of which we touch. Talk to your pest company about timing and they will usually shrug and say it is fine.

There is a dark line at the baseboard I cannot get out. Is that permanent?

Depends on where it lives. Product film sitting on the finish comes off. If moisture has gotten under the finish at the edge and darkened the wood itself, that is a stain inside the board and no surface cleaning reaches it. Our technician can tell you which one you have in about a minute.

How long before the room is usable?

Half an hour or so and you are walking on it. Leave heavy furniture and rugs off for a day.
