Get the Water Down to Almost Nothing
A flat mop pad, wrung until it feels barely damp, with a wood-specific neutral cleaner. Never a bucket, never a string mop, never a steam mop under any circumstances. The steam mop is the single most common cause of the damage we get called out to look at and cannot fix, because it drives hot moisture through a seam and into the board.
Check the Feet on Everything, Twice a Year
Chairs, tables, stools, the sofa, anything that moves. Felt pads wear through and then present their staple or their adhesive to the floor, which is worse than no pad at all. This takes fifteen minutes and it prevents a category of damage that nobody can undo.
Mats at Every Door, Including the One From the Garage
Two mats per exterior door is the standard that actually works: something stiff outside to knock grit off a tread, and something absorbent inside to take the water. Out here with an acre of wooded lot and a gravel approach, that is doing more work than anything else on this list. The garage door into the house gets forgotten every time and it is usually the door people actually use, so start there if you only do one.
Deal With Anything Wet the Same Day
Not because a spill is an emergency, but because a dry mark on an intact finish is a routine cleaning job and a mark that has been left to soak into a seam sometimes is not. Blot it with a dry towel, get the area dry, and move on. That habit alone removes most of the permanent damage we get asked to fix and cannot.

What should we absolutely never put on it?
Anything oil based, anything promising shine or restoration in a bottle, vinegar, ammonia, and steam. The shine products are the ones that quietly create the problem we get hired to fix five years later.
Can we do the maintenance coat ourselves?
The products exist. The catch is that a coat over a floor that has not been properly cleaned seals everything underneath it permanently, and getting the cleaning right is the difficult half. If you do go that way, do a small room first and look at it in raking light before committing the house.
If we do all this, do we still need you?
