And look at the corner behind the door, which nobody stages and which shows you the floor's real color and condition before any recent attention.
The Wet Rooms Tell You the Truth
Go to the kitchen and stand where the dishwasher is, then look at the boards immediately in front of it and under the edge of the cabinet run. Then do the same at the refrigerator, at the back door, and in any bathroom with wood in it. Dark staining, cupping, or a board that reads a different color from its neighbors in any of those four places is a water history, and water history is the expensive kind. It is also the thing sellers most reliably cover with a rug.
Find Out How Much Floor Is Left
Take the cover off a floor vent and look at the exposed edge of the boards. You are checking two things. First, whether it is solid wood, which reads as one piece top to bottom, or engineered, which reads as layers with a thin face. Second, how much material sits above the tongue. Less than an eighth of an inch on solid, or a face veneer you can barely see on engineered, means refinishing is off the table for the life of that floor, and cleaning is the only maintenance it will ever get.
What to Do With What You Find
Almost none of this should stop a purchase. It should inform the number, because a floor needing a full refinish is a real cost and a floor needing a clean is a small one.
