It Is Resinous, and the Resin Keeps Working
Heart pine is full of resin, which is what makes it durable and what makes it darken so dramatically over time. A hundred-year-old pine floor is several shades deeper than it was when laid, and it continues to change. A board replaced last year will not match the ones either side of it and it never entirely will, though it does close the gap over a decade or two.
It Was Probably Finished With Something Old
Shellac, varnish, or wax are all live possibilities on a floor of that age that has never been redone. All three behave differently from a modern urethane and none of them respond well to the wrong product. This is the single most important thing to establish before anybody touches an old pine floor, and it takes a coin scrape in a corner and a couple of drops of water to settle.
What Cleaning Does for It
On a pine floor with an intact finish, removing decades of accumulated product is dramatic, because the resin color underneath is extraordinary and a film flattens it completely. What stays is every dent, every gap that has opened between wide boards, and any board that has been replaced. How do I know if mine is heart pine or oak?
Oak has a coarse open grain with visible pores and often a ray fleck across the grain. Pine has fine straight lines with no open pores and usually shows knots somewhere in the room. Pine boards are typically wider. Once you have seen the two side by side the difference is obvious.
Should an old pine floor be sanded flat?
