Urine on a finished floor that is caught quickly is a cleaning job and usually a straightforward one. Urine that has gone through a gap, into the wood, and had time to react is a different category altogether.

What the Black Actually Is

Urine is alkaline and it carries salts. Left in contact with oak, it reacts with the tannins in the wood the same way iron does, producing a dark stain that goes as deep as the liquid soaked. It also breaks down the finish from underneath, which is why the area is often dull and slightly rough before it is dark. By the time you can see black, the reaction has happened inside the board.

Why Cleaning Cannot Reach It

Every cleaning method works on the surface, and this is not on the surface. Applying more product simply wets the top of a stain that lives a millimeter or more down. Sanding sometimes reaches the bottom of it and frequently does not, since urine follows the grain downward and can penetrate the full thickness of a board. The reliable fix is replacing the affected boards, which is a flooring contractor's work.

Clean and coat the rest of the floor, which is usually most of it, and leave the stained boards alone. We will not coat over a black stain, because a clear layer over it seals it in and takes away the option of replacing those boards cleanly later. And we will tell you where the odor is coming from, since the smell usually lives in the subfloor and not in the boards you can see.
