When Cleaning on Its Own Is Enough

If the finish is intact and what you are unhappy about is haze, stickiness, or a film that reappears a day after you mop, the problem is the layer on top and removing it is the whole fix. Floors like this look dramatically better with nothing added. Test it yourself: a drop of water sitting proud after two minutes means the finish is sound, and sound finish plus a clean surface is a finished job.

When the Coat Earns Its Money

If the drop flattens and darkens, or the traffic lanes have a visibly different sheen from the rest of the room, the finish is thinning and there is something left worth protecting. A coat at that point is buying you years. On engineered plank the threshold is lower, because the factory wear layer is all that floor will ever have and once it is through, replacement rather than refinishing is the conversation.

When Neither Is the Right Answer

Bare wood in the lanes, black staining in the grain, boards that have cupped, or a veneer that has lifted from the ply beneath it. None of those are cleaning problems and none are coating problems. We say so, we do not take the job on that area, and you go and talk to a sanding contractor or a flooring installer. Turning down work is cheaper for everyone than doing work that will not hold.
