Hardwood Floor Cleaning in Chapin, SC
Chapin houses host. The question we get asked every November is whether to have the floors done before people come or after they leave, and the answer is not the obvious one.
The instinct is to book the week before Thanksgiving so the house looks its best. That works, and it is not what we would do if it were our floor.
A fresh maintenance coat is at its most vulnerable in the first day, and reasonably fresh for a week after that. Twenty people, a dozen chairs dragged around a table, and a cooler set down in the middle of the great room is a hard first week for a coat.
The Case for Cleaning Before
If the floor is dull enough that it bothers you when you look at it, do it before, and give yourself a clear week between the appointment and the first guest. The coat will be well past its soft stage, the house will look how you want it to look, and the improvement will be obvious to everyone including you.
The Case for Cleaning After
If the floor is in reasonable shape, wait. The party puts more soil and more surface marking on that floor than the previous six months did, and cleaning it away afterwards means the new coat starts on a genuinely clean floor and gets a quiet January to do its job. This is the better answer more often than people want to hear.
If You Are Hosting on the Lake
Add the summer version of the same problem. A dock party puts wet feet, sand, and sunscreen onto the floor between the back door and the kitchen for six hours. That combination is worse for a finish than anything a Thanksgiving dinner produces, and it is worth a mat at the lake door that people will actually stop on.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Chapin homeowners
How long really before we can put the dining table back?
Walkable in half an hour. Twenty-four hours before anything heavy slides, which includes a table being pushed back into position and rugs going down. Lift, do not drag.
We are hosting in three days and the floor looks bad. What now?
Then we clean and coat now and you keep it quiet for the days you have. Three days of cure is a good deal better than none, and the floor will still be far ahead of where it is today.
Do felt pads on the chairs make enough difference?
They help a lot and they need checking. A felt pad that has picked up a grain of sand is worse than no pad at all, because it holds the grit against the floor and slides it. Look at the bottom of one before you trust all eight.
Can you do it in a single visit for a big open plan?
Almost always. Chapin great rooms are large but they are one continuous space, which is faster to work than the same square footage cut into small rooms.
