Crawlspace Floors and the Gradient

A floor over a crawlspace has conditioned air at fifty percent humidity on top and, in a lot of houses out here, unconditioned air at eighty or ninety underneath. Wood equalizes with both, so it is always trying to be two widths at once. The classic result is cupping, where board edges sit slightly higher than centers, and it appears in the rooms furthest from a vent. It is a crawlspace problem wearing a floor costume, and no amount of cleaning addresses it.

Slab Floors and the Glue Line

A slab is a large mass of concrete sitting on damp ground, and it moves water vapor upward for its entire life. Engineered plank glued to it depends on the vapor barrier under the slab and the adhesive doing their jobs. When they do not, planks come loose in patches, sound hollow underfoot, and eventually lift at the edges. Anybody putting a lot of water on that floor is adding to a problem it already has, which is exactly why we meter the solution and take it straight back up, with no mopping in the process.

How to Tell Which You Have

Look outside at the height of the brick between the ground and the first window, or find the crawlspace vents. If the house sits low with no vents, you are on a slab. If there is a foundation wall with grilles in it, you are framed over a crawlspace. In a two-story house the upper floor is framed either way, which is why the same plank can behave differently upstairs and down in the same house.

What This Changes About the Job

On a crawlspace floor with open seams, we work drier and slower and we take the recovery seriously at every joint. On a slab floor with any hollow-sounding areas, we stay off the edges of the loose sections entirely. Either way the coat goes on the same. The difference is in how the floor is prepared and how much liquid it ever sees, and it is the reason we walk a house before we start instead of unloading and going.

Hardwood questions from Lexington homeowners

Our floor cups slightly every August and flattens out by November. Is that a problem?

Seasonal movement of that kind is normal on a crawlspace floor and is not damage. It becomes a problem when it stops flattening out, which is the sign that the moisture underneath is winning. Ground cover and a working vapor barrier under the house fix that far more cheaply than anything done on top.

Some of our planks sound hollow. Should we be worried?

It means the adhesive has released there. It is not urgent on its own, and it does mean that area needs to stay away from water and away from anything that flexes it. Get a flooring contractor to look before it spreads to a seam.

Does a whole-house dehumidifier help?

In a crawlspace, considerably, and it is usually the cheapest structural money you can spend on a wood floor. Somewhere in the forty to fifty percent range keeps the wood near where it wants to be.
