On a modern floor a spill has to get past the finish, through the board, and through a plywood deck. Here it has to get past the finish and through one seam. Water that finds a gap goes straight to the underside, where nothing is going to dry it except time. Repeated, that is how the ends of boards blacken and how the tongue rots out of a groove. Our whole method exists to avoid it: the solution goes down measured and comes straight back up, and there is no point at which liquid is sitting on that floor waiting.
Heart Pine and What It Will Take
Old longleaf pine is much denser than anything sold as pine today, but it is still softer than oak. It dents where oak would resist, and it takes a finish beautifully. Most of these floors have accumulated a heavy stack of wax, oil soap, and whatever was cheap in the intervening decades. Getting that layer off is usually the entire job, and the color underneath is a deep amber that surprises people who have only ever seen it gray.
The Crawlspace Is Part of the Floor
If the ground under the house is damp and open, the underside of your boards is at eighty or ninety percent humidity while the top side sits at fifty. Wood does not enjoy a gradient like that, and it shows as cupping across the width of the boards. That is worth fixing with ground cover and ventilation before anyone spends money on the surface, and we will say so if we see it.
What Is Permanent Here
A century of use leaves marks that stay. Nail holes from a stove pipe, dark patches where a leak ran, gaps you can drop a coin into, boards worn thin in front of a doorway. We clean, we coat, and those all survive the process. The floor looks looked-after. It does not look new, and on a house of this age looking new was probably never the goal.
