Hardwood Floor Cleaning in Lake Carolina, SC
The first houses in Lake Carolina went up around 1998, which puts their original floors at the age where the next decision either saves them or does not.
A prefinished factory finish is tough and it lasts a long time, but it is a coating and coatings have a life. On a busy family floor, twenty to twenty-five years is roughly where the traffic lanes stop having a comfortable margin.
The awkward part is that a floor at this stage does not look alarming. It looks slightly tired in a couple of rooms. There is no dramatic moment that tells you the window is closing.
So this page is about how to check, because on an engineered floor the difference between acting now and acting in three years is the difference between a coat and a replacement.
The Two-Minute Check
Take a small glass of water into the hallway between the kitchen and the back door, and put one drop where the traffic is heaviest and one drop in a corner nobody uses. Come back in two minutes. If both are still sitting up as beads, you have finish and margin. If the traffic-lane drop has spread flat and left a dark shadow when you wipe it, the finish there is thin or gone and the clock is running.
What Thin Looks Like From Standing Height
Almost nothing, which is the problem. The reliable tell is sheen difference: get low, look down the boards toward a window, and see whether the lane reflects differently from the rest of the room. A hard-edged change of sheen along a walking route is wear. A soft general haze across the whole floor is usually product film, which is a much better diagnosis.
Acting While There Is Something to Protect
The coat is thin and it is meant to be given up. Put it on a sound finish and you have added a wearing layer that costs a fraction of anything else you could do. Put it on after the finish has gone through in the lanes and it is a clear layer over exposed wood, which locks in the color difference permanently. That is the whole reason this page exists.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Lake Carolina homeowners
Ours came with the house in 2001 and has never been touched. Is it too late?
Frequently not. Untouched is often better than heavily maintained, because nobody has been applying a product that leaves residue for twenty years. Do the water test in the kitchen doorway and you will know a great deal.
The lane from the garage is clearly worse than the rest. Can you do that room only?
We can, though a coated room next to an uncoated one shows the join. On a continuous main level most people do the whole floor and accept that the lane took most of the labor.
Does the lake do anything to the floors out here?
Only through the door. Wet feet, sand off the paths, and a lot of dogs. It is a traffic story more than a humidity one, since the houses are conditioned year round.
