Hardwood Floor Cleaning in Yacht Cove, SC
Wood floors do not care what the temperature is. They care what the relative humidity is, and in a lakeside unit that number moves further than almost anywhere.
Every solid or engineered wood floor was manufactured at a specific moisture content, generally between six and nine percent, and it will spend its life trying to match whatever air it sits in.
Air at seventy percent relative humidity in July and thirty percent in January asks the same boards to be two different widths in the same year. In a unit near the water, with a slider open half the summer and heat running all winter, the swing is worse than in a closed-up house inland.
The good news is that this is measurable and controllable, and the tools cost less than one refinishing job.
The Range to Aim For
Forty to fifty percent relative humidity, year round, is where a wood floor is comfortable. It is also, conveniently, where people are comfortable and where mold is not. A hygrometer costs about the price of lunch and takes a minute to put on a shelf, and it turns a vague worry into a number you can act on.
What Happens at Each End
Too dry and the boards shrink, seams open, and in bad cases a board splits along the grain. Too damp and the boards swell, seams close up hard, edges lift into a cup, and on engineered plank the face layer starts arguing with the ply beneath it. Neither is a cleaning problem and neither is fixed by anything applied to the surface.
The Practical Setup for a Lake Unit
A small dehumidifier in the room with the most glass, run through the summer with the drain hose into a sink or a tub so nobody has to empty a bucket. In winter, if the number drops under thirty, a humidifier or simply running the bathroom door open after showers. Keep the slider shut when the AC is on, which is the hardest rule to follow and the one that matters most.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Yacht Cove homeowners
Our seams open up every winter and close in summer. Is that damage?
That is a wood floor working normally and it is not damage. It becomes a problem when the movement stops reversing, or when a gap stays open through August.
Does cleaning add moisture to the floor?
Almost none, which is the entire point of metering the solution and recovering it in the same pass. A wet mop adds far more, and it adds it into the seams where it does the harm.
We shut the place up for weeks at a time. What should the thermostat be on?
Leave the air conditioning running at a modest setting. Switching it off for a month is how a floor cups. A closed unit in a South Carolina August with no AC will reach humidity levels that damage a floor in a single season.
Is a cupped board ever recoverable?
Sometimes, slowly, if you fix the moisture source and give it months. Whatever is still cupped a year later needs sanding flat, which is a refinishing job.
