Hardwood Floor Cleaning in White Rock, SC

The cushioned mat in front of your kitchen sink is doing more damage to the floor than everything else in the room put together.

It makes standing at the sink comfortable, it catches drips, and it has been in the same spot since the day you moved in. All three of those are the problem.

Water gets under it. Not much at a time, and it has nowhere to go, because a foam or rubber-backed mat is an excellent seal against evaporation. The floor under it is damp far more often than the floor around it, and it is damp under something opaque so nobody ever sees it.

What You Find When You Lift It

Three things, usually. A rectangle of finish that has gone cloudy or milky where moisture has been sitting in it. A darker patch in the boards under the wettest part, which is water that got through. And, on rubber-backed mats, a print of the backing pattern transferred into the finish, which is a chemical reaction between plasticizers in the rubber and the coating on your floor.

The Rubber Print Is the Permanent One

Plasticizer migration is not dirt and it is not moisture. Compounds in the backing move into the finish and change it, and the mark takes the shape of whatever the backing pattern was. It does not clean off, it does not lift with anything we or anyone else applies, and it is one of the very few marks on a floor that survives a light sanding. Rubber-backed anything on a wood floor is a bad idea and this is why.

What Can Be Recovered

The cloudiness generally improves and a fresh coat evens out most of what remains. Dark water staining in the wood does not come back. Where the finish has gone entirely we will coat the room and leave that patch, because sealing a bare gray patch under a clear coat makes it permanent instead of merely visible.

The Replacement That Works

A mat with a felt or natural-fiber backing, or an anti-fatigue mat lifted on a rug pad so air can move under it. Then move it. Once a week is plenty, and it takes two seconds, and it is the entire fix. The same rule applies to the mat at the back door and the runner in front of the dishwasher.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from White Rock homeowners

Ours has been down for eleven years. Should I be worried about lifting it?

Lift it anyway, and lift it today. Whatever is under there is not improving, and knowing is better than not knowing while the fix might still be a cleaning and not a floorboard.

Is a bamboo or vinyl mat any better?

Anything with an impermeable backing has the same trapping problem. What matters is whether air can get under it and whether you move it.

Can you match a coat to just that area?

We coat the whole room so the sheen is consistent. Coating a patch always shows, no matter how carefully it is feathered.

We are on a well out here. Does that change anything?

It can. Hard water evaporating on a floor leaves mineral deposit behind, so a drip that dries on well water leaves more than a drip of city water does. It builds a film that mopping tends to spread instead of remove.
