The housing here splits into two eras and they have opposite problems. The subdivisions off Old Hickory Boulevard and along River Plantation went up between the seventies and the nineties, and a lot of that wood is solid oak that has been in place long enough to have been maintained by three or four different owners with three or four different opinions. Then there is Stephens Valley and the newer building, where the floors are wide engineered plank with a factory finish and almost no history on them at all.

What they share is that neither one benefits from being wet. On the older solid floors, water in the seams raises grain and, over enough repetitions, cups boards. On the newer engineered plank it goes to the core and lifts the veneer. Our method meters the solution and pulls it back in the same pass for exactly that reason, and in a neighborhood where a fair number of houses have already had one bad experience with water, that tends to land.

Floors That Have Been Through a Flood

Some houses down toward the river have hardwood that was replaced after 2010 and some have hardwood that was dried out and kept. The kept floors are worth being straight about. If a board cupped and then flattened back out over a season, cleaning is fine and it will look good. If a board is still crowned, or a section has separated at the seams, that is permanent movement and cleaning does not address it. We will walk the floor and tell you which boards are which, because it is better to know before we quote than after.

Wide Plank in Stephens Valley and Traceside

The newer builds run seven-inch engineered plank, frequently in a light wire-brushed finish that was everywhere in the last decade. Those floors are easy to keep looking good and easy to ruin, and the difference is almost entirely down to what gets mopped onto them. Spray-mop refill fluid leaves a polymer that reads as haze within about three years on a light floor, and light floors show it faster than dark ones. Taking it off restores the original matte look, which is what the finish was designed to have before anything got put on it.

Grit Off the Greenway and the Warner Parks

How much water does the process actually put on the floor?

Very little, and none of it stays. The solution is metered out and recovered in the same pass, so at no point is there standing liquid sitting in a seam. This is not a wet mop and it is not a steam machine. The floor is dry enough to walk on in 30 to 60 minutes.

My floor cupped after a leak and then flattened out. Can you clean it?

Usually yes, if it genuinely flattened. Wood that has taken on moisture and dried back to level is stable and cleans normally. What we cannot do anything about is a board that stayed crowned, split at the seam, or has gray or black staining in the grain from sitting wet. Those are refinishing or board-replacement problems and we will say so on the walk-through.

Is engineered plank actually cleanable?

Yes, and it is most of what we do out here. Engineered floors are typically the ones with the least tolerance for a wet mop and the least ability to be sanded, which leaves keeping that factory coat clean and covered as the only long-term maintenance available.
