Six months of the year, a lake-access house funnels every person in it through a single back door. Wet feet, dock sand, towels, coolers, and a dog that got there first. Nothing else in the house concentrates traffic like that, and the floor inside that door takes a load the rest of the level never sees.
What comes through is also not ordinary yard dirt. Shoreline and dock sand is coarser and sharper than the fines that blow off a lawn, so it works as an abrasive under a bare heel. Along with it comes sunscreen and insect repellent, both of which transfer off skin onto a floor and both of which are harder on a water-based finish than anything in your cleaning cupboard.
The pattern is easy to recognize once you know to look. A fan spreads out from the threshold, worst within about eight feet, and then a general haze over the whole level from six summers of mopping that material outward instead of picking it up.
The Fan Inside the Back Door
Stand at the lake door and look down the floor at a low angle with the light behind you. You will usually see a lighter, flatter zone spreading in a rough triangle, sharpest at the threshold and fading out at the far edge. That is finish that sand has abraded down, and no amount of dirt sitting on top of it, which is why the area does not respond to mopping. Cleaning lifts the film that is layered over it and a maintenance coat restores an even sheen across the zone. Where the abrasion has cut through to wood, that part stays.
Sunscreen, Repellent, and Why They Leave a Mark
This surprises people. The oils and film-formers in sunscreen are designed to stay put on a surface, and they do exactly that when they transfer to a floor. Repellents containing DEET are worse and will soften some finishes outright, which is where the sticky patches near a lake door come from. Neither one washes off with a general-purpose cleaner because both are formulated to resist water. They need a solution that actually breaks the film and a process that carries it away.
Older Ranches Near Walton Ferry and the Newer Builds at Durham Farms

When it gets underneath and stays, the board edges swell and rise and you get cupping, and if it reaches the wood and sits there you get dark staining in the grain. Neither of those is reversible by cleaning, and we do not pretend otherwise. On an engineered plank it can also delaminate the veneer from its core, and once that has happened the plank has to be replaced. The floor inside our lake door is darker than the rest. Is that dirt or damage?
Wet it with a damp cloth and watch what happens. If the dark area lightens or evens out while wet and returns when it dries, you are looking at soil and film and it comes up. If it stays dark wet, the color is in the wood, and that puts you in refinishing territory and out of ours. We check this on site before committing to anything.
Would a mat at that door solve it?
It helps a lot, with two conditions. Use something absorbent that will hold water. A rubber-backed mat traps it against the floor instead, and either way lift it to dry between weekends. A wet mat left down for three days does more harm than the bare threshold would have.
How long before we can walk on it and put things back?
Walkable in 30 to 60 minutes. Give it a full day before furniture goes back down or anything slides across it, so the protective coat has time to cure properly.
