Raleigh spans about three decades of building, so what your floor needs depends heavily on which street you are on. Sixties oak and nineties retrofits do not want the same treatment.
The older sections off Yale Road and around Raleigh Springs went up in the fifties and sixties with solid red oak strip. The later building along Stage Road and out toward Covington Pike is seventies and eighties, which is the era when carpet was standard and hardwood was the exception. Anything laid since then in one of these houses is a retrofit, and retrofits in this price range are usually engineered plank.
Those two floors behave differently and fail differently. Solid oak tolerates a fair amount and can eventually be sanded. Engineered plank tolerates very little water and often cannot be sanded at all. Knowing which one is on your floor changes both the advice and the maintenance plan, and it is the first thing our technician establishes.
Telling Solid Oak From Engineered Plank
Pull a floor vent and look at the cut edge of the board at the opening. Solid wood is the same material top to bottom. Engineered shows distinct layers, like plywood, under a thin top layer of real wood. The practical difference is that solid oak has sandings in reserve and engineered frequently does not, so on an engineered floor there is nothing waiting behind the factory coat, and protecting it is the entire plan.
Pets and the Route to the Back Door
Family houses out here mean dogs, and dog nails leave fine white scratching in the topcoat. Individually they are nothing; collectively they scatter light and make a whole area read hazy. Cleaning improves that considerably, because most of the marks are in the finish and a fresh protective coat fills and disguises them. Anything you can catch a fingernail in has gone into the wood and stays. The lane between wherever the dog sleeps and the back door is where all of this concentrates.
Kitchens and the Sink Zone
The floor within a few feet of the sink and dishwasher gets more water and more mopping than anywhere else, and it ends up hazier and tackier as a result. That is residue that has been wetted and re-dried over and over, and it lifts. While we are down there we look at whether water has been working under the boards near the dishwasher, since in a house of this age that is a common slow failure. Gray or black staining in the grain is a sanding conversation, not a cleaning one.

Hardwood questions from Raleigh homeowners
My floor might be laminate. Does that matter?
Yes, and it is worth checking before we come out. Laminate is a printed image under a wear layer with no real wood on top, and it is not treated the same way. At a floor register you can see the board in section, and real grain carries through the face where a printed image simply ends. If what you have is laminate we will tell you straight that this is not the right service for it.
Will cleaning get rid of the dog scratches?
The fine white ones in the topcoat, largely yes. The deep ones have gone past the finish into the board, and no amount of surface work fills those. We will walk the floor with you first and separate the two, so the result is what you were told to expect.
How often should we have it done?
12 to 18 months for most houses here, nearer 12 with dogs or kids. If there is one route through the house that dulls faster than everything else, it is reasonable to do that area more often than the rest and we are happy to work that way.
