Memphis has more pre-war housing than almost any city its size, which means a lot of the oak here is eighty or ninety years old. Age is rarely the problem. What is on top of it usually is.
The wood that went into Memphis houses between the wars came out of old-growth timber, and it is better material than anything a mill produces now. Tight grain, dense, cut from trees that took a century to grow. A floor like that, kept dry and kept from being sanded to death, will outlast the house around it. The catch is that ninety years is long enough for a floor to accumulate a remarkable amount of history on its surface.
Paste wax from the forties. Oil soap from the seventies. Whatever was in the spray bottle in 2015. Each of those left something behind, and none of them removed what came before. The result is a dark, cloudy, faintly sticky layer that reads as a floor at the end of its life when in fact it is a floor wearing ninety years of coats.
The other factor here is humidity. Shelby County summers keep indoor air loaded for months at a stretch, boards swell and shrink through the year, and anything that gets down into an open seam has a long slow season to sit there. So we meter the solution out and recover it in the same pass. Nothing stands, nothing soaks, and the floor is walkable in about an hour.
Old-Growth Oak Is Worth Protecting
There is a practical reason to avoid sanding a Memphis floor if you can. The wear layer above the tongue on a strip-oak floor is finite, and a lot of these have already spent two of their sandings. Once the nail heads start showing at the thresholds you are near the end of what a sander can safely take. Cleaning costs the floor nothing in thickness, which on old-growth material you cannot buy again is the entire argument. It also tends to reveal that the wood is in better condition than the surface suggested.
Humidity, Seams, and Why We Do Not Flood a Floor
Wood in this climate is never at rest. Boards take on moisture through July and give it back through January, so seams that are tight in summer open in winter. Water introduced during the open season has somewhere to go and no quick way out, and repeated often enough it raises grain, darkens the seam edges, and eventually cups boards. A wet mop does this slowly enough that nobody links the two. Controlled moisture is not a refinement on the method here. It is the reason the method exists.
Cooper-Young, Binghampton, and the Rental Conversions
A lot of the big old houses in the central neighborhoods were carved into apartments decades ago, and those floors have taken traffic in a pattern they were never laid for. More people, more shoes, more turnover cleaning with whatever was cheapest. Those floors carry heavy residue and usually have plenty of wood left, which is a good combination. The improvement is often dramatic and the cost is nothing like replacing them.
What Cleaning Will Not Do
It is worth stating plainly. Black or gray staining in the grain, which in Memphis usually means a long-ago roof leak, a radiator, or a pet, is a chemical reaction inside the wood and it does not come out with cleaning. Boards that have cupped and stayed cupped are permanent movement. Deep gouges are physical damage to the wood. Traffic lanes worn through to bare oak need a sanding contractor. Is this refinishing?
No. Refinishing means sanding the wood to bare, staining, and applying new polyurethane — a different trade, several times the cost, and days out of the house. We remove what has built up on top of the existing finish and apply a water-based protective coat. No wood comes off. If your floor genuinely needs sanding, we will tell you that instead of selling you something that will not fix it.
There is wax on my floors. Does that change anything?
It changes the approach, so tell us beforehand if you know. Wax behaves differently from a modern polymer residue and it comes off in a different sequence. In older Memphis houses it is common. The usual signs are a slightly slick feel, swirl marks under raking light, and darkening in the corners where nobody walks.
How long does a house take and can we stay in it?
Most homes are a half day and there is no need to leave. Each room is back in use half an hour or so after we move off it. Keep rugs off and avoid dragging furniture for about 24 hours while the protective coat cures.
