Hardwood Floor Cleaning in Germantown, TN
Germantown houses tend to be large, well kept, and full of wood that has been cleaned regularly for twenty years with products that leave something behind. The film is the problem far more often than the finish is.
Shelby County humidity does something specific to hardwood that people outside the Mid-South underestimate. Wood takes on moisture from the air all summer and gives it back through the winter, so the boards are in slow motion all year, opening at the seams in January and closing back up in July. Anything that gets into those seams while they are open has somewhere to go and nowhere to dry, and that includes water from an overzealous mopping.
So we meter the solution out instead of flooding the floor. It goes down in a controlled amount and comes back up in the same pass, which lifts the residue without giving moisture time to find the seams. Most Germantown homes we work in have five to eight years of maintenance product on the wood, and taking that off is what makes the floor look deep again.
The Rooms Nobody Walks Through Come Back Best
The living and dining rooms in these houses have the odd problem of being barely used. Almost no traffic, almost no wear, and yet they photograph dull. Residue that builds up in a room nobody walks through has nothing to buff it and nothing to break it up. Rooms like this often come back the most dramatically of anywhere in the house, since the finish underneath is essentially untouched. Once the film is off, what is left is a nearly new factory finish that just needed uncovering.
Kitchen and Breakfast-Area Wood in Forest Hill and Hunters Run
Cooking residue is a real thing and it lands on the floor as well as the range hood. Combined with whatever the mop is leaving behind, it produces a floor that feels faintly sticky in bare feet and holds a footprint. Agitation and the right solution take it up. While we are there we look hard at the dishwasher run and the base of the sink cabinet, because those are the two places in a Germantown kitchen where a slow leak has usually been quietly working on the wood for a while. Black staining that has reached the wood is a refinishing conversation, and we will say so.
Sun Exposure in the Big-Window Rooms
Large windows are standard in these neighborhoods and the sun does its work over the years. Exposed wood lightens, wood under rugs and furniture does not, and the difference only becomes obvious when something moves. No cleaning process puts that color back. That is genuinely a refinishing job. Taking the accumulated haze off across the whole room evens out how the light reads and usually makes the shadow line far less noticeable than the owner expected.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Germantown homeowners
Is the process safe for pets and kids?
Yes. Once the protective coat is dry, which takes about 30 to 60 minutes, the floor is safe for everyone in the house to be back on it. We are not spraying solvents around your kitchen. If anybody in the house has particular sensitivities, tell the technician when they arrive and they will work around it.
Do you seal or wax the floor afterward?
We put down a water-based protective maintenance coat, which is not the same as wax and not the same as a polyurethane recoat. Wax builds up and eventually has to be stripped, which is a big part of how floors get into this state to begin with. The maintenance coat wears off gradually and gets renewed at the next cleaning, so nothing accumulates.
The finish is worn through in my hallway. Can you fix that?
No, and we would rather tell you now. Once the traffic lane has gone through the finish and the wood is exposed, cleaning cannot bring it back, and a protective coat over bare wood in a hallway will not hold. That floor needs a sanding contractor. What we can do is clean and protect the rest of the house, and a lot of people do exactly that while they save up for the hallway.
