Production building runs to a schedule, and flooring sits fairly early in that schedule. Once the wood is in, the painters come back for touch-ups, the trim carpenters finish out, the cabinet crew installs, the electricians fit fixtures, and the cleaning crew does a final pass. All of that happens standing on your floor, usually with the floor covered by nothing more than a sheet of builder's paper that gets torn within a week.

So the first thing that happens to a brand new floor is drywall dust, sawdust, caulk, paint spots, and grit ground under work boots. Then the final clean goes over it fast, generally with a product that leaves a shine, and the house gets handed over looking excellent.

That shine is a coat sitting on top of construction debris. It is the reason a two-year-old floor in a two-year-old house can look older than a fifteen-year-old floor in a well-kept one.

What Gets Trapped and Where

Drywall dust is the main one. It is extremely fine, it gets everywhere, and it is mildly abrasive. It settles into the micro-bevel seam at every board edge and into the gap at the perimeter, and the builder's final clean does not get it out of either. Look along the boards in raking light in an Anna Crossing or West Crossing house and you can often see the grid of every seam picked out in pale gray. That is the build, still there.

Do It Before the First Year Is Out

The earlier this is dealt with, the better the floor does over its whole life, because the debris is an abrasive that is actively working every time somebody walks across it. A house handed over in spring is ideally cleaned within the first twelve months, at which point you are removing construction residue and not five years of accumulated wear on top of it.

If a trade dropped something and dented a board, that is compression damage and it is permanent. If a plank was installed with an obvious defect, that is a builder warranty item and worth raising in your first year while you still can. There is no abrasive machine involved in any of this, so we will tell you at the door which marks are dirt and which are damage. On a new floor that distinction is genuinely useful, because damage found inside the warranty period is somebody else's problem to fix.
