Before polyurethane became standard in American houses in the fifties and sixties, the way you protected a wood floor was to seal it and then wax it. Paste wax buffed to a shine was ordinary practice, and in farmhouses and small-town houses that were never remodeled, it sometimes still is. A waxed floor is not a worse floor. Properly kept, it looks superb and it is genuinely repairable in a way a urethane floor is not, because you can spot-fix wax and you cannot spot-fix urethane. What it is, is a completely different maintenance system, and the two systems do not mix.

The practical consequence: almost everything sold in a store for cleaning wood floors is designed for a urethane finish, and applying it to wax makes a mess.

How to Find Out If You Have Wax

Take a coin and scrape gently in a corner where nobody looks. If a waxy gray material rolls up under the edge of the coin, that is wax. Another check: put two drops of water down in an inconspicuous place. On wax, they usually leave white marks that come back over the next hour or two. If you have ever noticed white rings appearing after somebody set a wet glass on the floor and then fading, you almost certainly have wax.

Why the Mix Goes Wrong

Water-based cleaners and coatings do not bond to wax. Put one over the other and you get a milky, patchy, peeling result, and now you have two problems to remove instead of one. This is the single most common way a well-meaning homeowner ruins the appearance of an old floor, and it usually happens after somebody buys a modern product on good advice that did not include asking what the floor was finished with.

Could my floor have wax under a urethane coat?

It happens, usually where somebody recoated an old floor without stripping first. It is the awkward case, and it shows up as a coating that is peeling or lifting in sheets, because it never bonded. If that is what your floor is doing, no cleaning service is going to solve it and it needs proper stripping and refinishing.

Most of the newer houses out here are not waxed, are they?
