A real wood-burning fireplace is common in the Azle housing stock in a way it is not in newer parts of the metroplex. This is the mechanism behind the dull semicircle of floor that radiates out from a fireplace in a house where nobody has thought about it.
The Sticky Half of the Problem
Creosote is the tar side of wood smoke. Very little of it makes it into the room if the flue draws well, but very little is enough. It is what makes the film in front of a hearth feel slightly gummy and take on a yellow-brown cast that ordinary mopping does not shift. It also holds the ash grit in place instead of letting it be swept away, so the two problems reinforce each other.
Why Water Alone Makes It Worse
Ash plus water is a weak lye. People discover this when they mop up a hearth spill and the floor in that spot ends up looking cloudier than it did before. The alkalinity attacks the finish gloss, and the sticky fraction just gets thinned and spread. If you have had a bad experience mopping in front of a fireplace, that is what happened.
Where the Line Falls on Burn Marks
Film, haze, and the combined ash-and-creosote layer come off, and the floor underneath is almost always in better shape than the owner expects. What does not change: a spark burn is charring inside the wood, and we are not sanding, refinishing, or re-staining anything, so a burn mark stays a burn mark. Same for board edges that have been scorched. The honest version is that we can fix what is on the floor and not what has gone into it.
