What Is Underneath
Runners are held with tacks, staples, or a gripper strip, and every one of those puts fasteners into the tread. Removing a runner later leaves holes, and on a stained floor those holes are visible. Ask how it is being fixed before it goes down, since some installers use a tackless strip at the back of each tread where the holes will never be seen and others staple straight through the visible face.
Cleaning Around One
The exposed margins get done by hand, along with the risers and the corners where tread meets skirting, and those corners collect an extraordinary amount of material because nothing ever reaches them. This is the slowest square footage in any house, and it makes the biggest visual difference on a staircase, which in most of these floor plans is the first thing anybody sees from the front door. Budget for it in the quote instead of being surprised by it.
The Treads That Are Already Gone
If the nose of a tread has worn through to bare wood, a runner covers the problem without solving it, and the exposed wood underneath will keep darkening. Cleaning and coating do nothing for a tread in that state either, because there is no finish left to bond to. That is a carpenter's or a refinisher's job, and neither sanding nor refinishing is something we take on.
