Hardwood Floor Cleaning in Jacinto City, TX
The oak in a Jacinto City cottage was laid for shipyard workers in the middle of a war, and a surprising amount of it is still the original floor.
Jacinto City was built fast and on purpose in the early 1940s to house people working the shipyards and the plants along the channel. The houses through Jacinto Oaks, Mangum Place, Industrial City, and Industrial Acres are small, square, and were put up with the materials available, which in Southeast Texas at that time meant narrow-strip oak and southern yellow pine over a wood subfloor on piers.
Eighty years later a great many of those floors are still down. Some are under carpet, some under vinyl, and some have been in daily use the whole time.
A floor with that much history behind it needs a slightly different conversation than a floor from 2018.
How Much Wood Is Left
Solid strip oak from that period started around three quarters of an inch thick, with maybe a quarter inch of usable wood above the tongue. Every sanding since has taken a share of that. The way to check is at a floor register or a doorway threshold where the board is cut: if the nail heads at the edge of the boards are close to the surface or showing, the floor has been taken down about as far as it can go. That matters because it means cleaning and protecting is not one option among several, it is the only remaining one.
The Wax Question
Floors of this age were maintained with paste wax for decades, and wax does not go away on its own. It matters because nothing bonds to it, so a maintenance coat over an unstripped waxed floor peels. Rub a small hidden area with a white cloth and a little mineral spirits: a brown or yellow smear means wax, and it means the visit includes taking it off before anything else happens. This is routine and it is also the step a cheap job skips.
Southern Pine Is Not Oak
Plenty of these houses have heart pine in some rooms and oak in others. Pine is softer, dents more readily, and takes a coating differently, and it is also beautiful and worth keeping. If a technician cannot tell you which rooms are which on the walkthrough, that is a reason for concern about everything else they are about to do.

There is carpet over ours. Is what is underneath worth uncovering?
Often yes in these houses, with two caveats. Tack strip leaves a line of small holes around the perimeter, which is usually hidden by quarter round. Carpet adhesive on top of the finish is the harder problem and it is worth pulling a corner in a closet to look before committing.
The boards are gapped and one squeaks. Does cleaning help?
No on both counts. Gaps in an eighty-year-old floor are permanent and part of its character, and a squeak is movement in the framing below. Neither is a surface problem, so neither is ours.
Can you make it look like new wood?
No, and you probably would not want it to. Cleaning takes off decades of accumulated product and soil and puts a protective coat over what is there. The patina, the color variation, and the wear stay. Getting to new wood means sanding, which is a different trade and would take much of the remaining thickness.
