There are two trades that both describe themselves as restoring wood floors and they do entirely different things. A refinisher removes your finish and the top layer of your wood with abrasive machines, then builds a new finish. We remove what has accumulated on top of your existing finish and leave the finish in place.

Both are legitimate. They are appropriate to different floors, and the wrong choice is expensive in one direction and disappointing in the other. The Test That Decides It

Put a few drops of water on the floor in a traffic lane and a few more in a protected corner. Leave them three minutes and look. Where the finish is intact, the drops sit up as beads on the surface and wipe away leaving nothing. Where the finish has worn through, the water flattens, soaks in, and darkens the wood beneath, and the dark patch takes a while to fade. If the corner beads and the lane soaks, you have worn through in that lane and that is the refinisher's territory.

When Cleaning Is the Right Answer

Intact finish everywhere, and the problem is dullness, haze, stickiness, a film, or dirt in the seams. That is the substantial majority of floors we look at. It costs a fraction of refinishing, takes hours instead of days, needs no evacuation of the house, and it does not spend any of your board thickness. If cleaning will get you there, refinishing is an expensive way to arrive at the same place with less floor left.

When Refinishing Is the Right Answer

Finish worn through across the traffic routes so the wood is exposed. Deep scratching over a large area. A color change you actually want. Cupped or damaged boards being replaced as part of the work. A coating that is peeling because it was applied over wax or without proper preparation. In those cases cleaning improves the appearance and does not solve the problem, and we will tell you so at the door.

When Neither Is Available

Worth saying because it comes up. If you have engineered plank with a wear layer under a millimeter, sanding is not an option at any price, and the factory finish is the only finish that floor will ever have. On those floors maintenance is not the cheap alternative to refinishing, it is the entire available strategy, and it is worth doing properly and on time.
