Downstairs sits on a concrete slab. Upstairs sits on plywood over engineered joists. Those are completely different substrates in terms of moisture, temperature, sound, and how much they move, and the same flooring installed on both will not age at the same rate.

Owners tend to notice the difference and assume the upstairs was installed badly or the downstairs got a cheaper product. Usually neither is true.

The Slab Is a Moisture Source and the Subfloor Is Not

Concrete gives off water vapor for its whole life, at a low rate but continuously, and it also stays cooler than the room above it. That combination means the underside of a downstairs floor lives in a damper microclimate than the top does. It is why nearly all ground-floor wood in this area is engineered or glued down over a vapor retarder, and why a solid floor installed downstairs without one will eventually cup. Upstairs has none of that going on and can take almost anything.

Upstairs Moves and Talks

A wood subfloor deflects underfoot, which a slab does not. That flex works on the fasteners, produces the squeaks that appear in the second and third year, and lets a floating floor move slightly at every step. It also transmits sound to whatever is below. None of that is a cleaning matter and all of it explains why the two levels feel different. Cleaning does not quiet a squeak. Nothing applied on top of a board ever has.

Why the Downstairs Wears Out First Anyway

Traffic decides this and it is not close. The entry, the kitchen, and the lane between them take the great majority of footsteps in any family house, and all three are downstairs. Bedrooms upstairs may see a tenth of that. Where Each Level Runs Out of Options

Downstairs the usual terminal problem is moisture from below, showing as cupping across the boards or dark staining that follows a pattern nobody can explain from the top. Upstairs it is generally physical: gouges, a worn stair landing, or a delaminated veneer where a bathroom overflowed. Taking a floor back by machine and putting fresh stain and urethane on it is a refinisher's job and not ours, so in either case we will tell you what we see and what it will and will not respond to.
