Take the film off and the same room photographs with depth and warmth and nothing else in the shot changed. Individual scratches, oddly, mostly disappear at that distance, since the lens is six feet up and a scratch is a hairline. What survives the shot is the overall tone of the floor, and tone is the thing film destroys.

Where It Goes in the Schedule

Clean floors after the painters and after the staging furniture arrives, not before. Every trade that comes through afterward undoes some of it, and staging crews slide things. A visit two or three days ahead of the photographer is about right, which also leaves the coat a full day to harden with nothing heavy moving on it.

When Not to Bother

If the house is being marketed as a lot or a tear-down, skip it and put the money somewhere else. If the floor has worn through at the doorways or has black staining, cleaning will improve the rest and will not disguise those, and a buyer's inspector is going to note them regardless. We would sooner tell you that on the phone than take a booking that does not help you.
