Every policy excludes it and it is the reason most flooring claims fail. Scratches, dents, traffic wear, faded areas, and a finish that has aged out are maintenance, not loss. Nobody enjoys hearing it and it is universal across carriers.

Photograph the Floor Before Anybody Touches It

This is the practical advice and it is worth more than anything else here. Wide shots showing the room, close shots showing the boards, something in frame for scale, and the date on the file. Do it before drying equipment arrives. Claims that go badly usually go badly because there is no record of the condition at the start.

Where a Cleaning Fits

After the drying is signed off and any board replacement is finished. At that point the floor typically carries a film from the whole episode and a maintenance coat is worth putting on. Sometimes, and it depends heavily on how long it was wet and whether it is solid or engineered. Solid oak dried quickly often flattens out over months. Engineered plank that has delaminated does not come back at all, and no amount of drying changes that.

New boards of the same species and the same stain are still new wood next to wood that has aged for fifteen years.
