The building boom that produced most of Donelson ran from the early fifties into the sixties, and the standard specification was two-and-a-quarter-inch red oak through the living areas and bedrooms. Then wall-to-wall carpet arrived and a great many of those floors disappeared under it for a generation. Pulling the carpet up is a common first move for anyone buying one of these houses now, and what comes out from under it is frequently a floor with almost no wear on it at all.

What it does carry is a perimeter of tack strip holes, staple marks peppering the field, and a bonded layer of pad residue and adhesive haze that no household cleaner touches. That is a cleaning problem, not a refinishing problem, and it is one of the more satisfying jobs we do because the improvement is so obvious.

Oak That Just Came Out From Under Carpet

Thirty years of protection from foot traffic means the finish underneath is often the original from the fifties, which is usually a penetrating oil or a shellac-type product, not modern polyurethane. It will look flat and lifeless when the carpet first comes up, and people assume it is dead. Cleaning takes off the pad residue and the gray oxidized surface layer and the wood underneath usually has plenty of color left. The perimeter tack strip holes stay — those are physical damage to the wood and nothing short of filling and refinishing addresses them, though they sit under the baseboard shadow line in most rooms and read as almost nothing.

Ranch-House Traffic Lanes

The floor plan in these houses puts everything on one level and funnels all of it down a central hall, so that hall takes the traffic of the entire house. The wear pattern is a clean ribbon down the middle with untouched floor at the edges. Where the finish survives under the haze, cleaning brings it a long way back. Where the ribbon has gone through to raw wood, and in a seventy-year-old hall it sometimes has, that section needs a sanding contractor and we will say so plainly instead of coating over it.

Kitchens, Utility Rooms, and Where the Vinyl Was

Mid-century kitchens in Donelson usually had sheet vinyl or linoleum over the subfloor, not oak, so kitchen floors in these houses are typically newer than the rest. If someone has run hardwood through the kitchen in a renovation it is almost always engineered plank, which is a different job requiring more moisture control. Get someone to look before you decide, because it goes both ways and the cost difference is large. If the original finish is intact under the grime, cleaning is the answer and the result surprises people. If the finish has failed, or there is pet staining that soaked through the pad into the wood, sanding is genuinely the right call. There are dark stains where the carpet was. Will those come out?
