The honest caveat is that a floor of this age has usually taken some water damage somewhere — near a radiator, under a window that leaked, by a back door — and dark staining in the grain does not come out with cleaning.
Flip Houses and Thin Wear Layers
A sanding done fast and cheap takes off more wood than a careful one, and on a floor already sanded in the seventies there may be very little margin left. The tell is nail heads sitting proud at the thresholds and boards that feel thin underfoot near the doorways. If that is your floor, avoid anything abrasive and keep a protective coat on it. Cleaning fits that plan exactly, since it removes what is on top and touches nothing underneath.
New Engineered Plank Over Old Subfloor
Where a renovation laid new engineered plank, the finish is factory-applied and hard, and the floor is generally three to eight years old. What it has picked up in that time is spray-mop residue, which shows earlier on the light and wire-brushed finishes that were popular during that building window. These are easy wins. The thing to be careful about is moisture, because an old house means an old subfloor and seams that are not always tight.

How do I know if my floor has been sanded too many times?
Look at the thresholds and the transitions to other rooms. If you can see nail heads at the surface, or the floor sits noticeably lower than the shoe moulding line, or boards flex a little near doorways, the wear layer is thin. That does not mean the floor is finished. It means cleaning is the right service and sanding is the wrong one.
There are black marks in the wood by the back door. Fixable?
Not by cleaning. Black or gray staining in the grain is usually water that sat, or pet urine that soaked in, and it has reacted with the tannins in the oak. It is in the wood, not on it. Sanding sometimes gets it out and sometimes does not, depending on depth. We will point them out so you are not finding out afterward.
