Hardwood Floor Cleaning in Gladeville, TN

If your house has wood in the bonus room over the garage, that floor is living in a different climate from the rest of the house.

A room over a garage sits on top of an unconditioned space that gets hot in August, near freezing in January, and damp whenever a wet car is parked under it. Whatever insulation is in that floor assembly slows the swing down but does not stop it. The wood above is exposed to a range of temperature and humidity that no other floor in the house experiences.

Wood responds to that by moving. Bonus room floors gap wider in winter, close tighter in summer, and in the worst cases develop a permanent cup or crown along a few boards near the outside walls. None of that is a cleaning problem, but it changes what a cleaning should look like and it is worth knowing before somebody puts water on it.

Why That Floor Moves More Than the Others

Wood takes on and gives up moisture until it is in balance with the air around it, and it does that from both faces. A main-floor board has conditioned air above and a conditioned crawl or basement below, so both sides are seeing roughly the same thing. A bonus-room board has heated room air above and garage air below, and those two can be thirty degrees and forty percent relative humidity apart on a January afternoon. A moisture difference between the two faces of a board is exactly what makes it cup.

What We Do Differently Up There

Less water, and more attention to what we find. A floor already dealing with a moisture gradient has no spare capacity for a wet mop, so the metered and recovered approach we use everywhere matters more in that room than in any other. We also look at the seams before starting. If they are unusually wide in winter that is normal and it will close up. If boards have cupped or crowned, that is dimensional and we will tell you plainly that cleaning has nothing to offer it.

Stonefield, Brookhaven Estates, and the Main Levels

The ground floors in these houses are the straightforward part. Engineered or solid plank over a conditioned space, a factory or site finish in reasonable order, and a few years of accumulated product on top that comes off and makes an immediate difference. Most Gladeville jobs are the whole main level plus the bonus room, and it is common for the bonus room to need nothing more than the same treatment done more gently.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

If you are only going to check one thing in a house with a room over the garage, put a cheap humidity gauge up there for a winter and compare it to one downstairs. The number usually explains everything else.

Hardwood questions from Gladeville homeowners

The seams in our bonus room open up every winter.

Normal for that room and expected. Dry winter air plus a cold garage underneath pulls moisture out of those boards faster than anywhere else in the house, and they shrink. They close again by early summer. Keeping indoor humidity above about thirty five percent through the winter reduces how far it goes.

A few boards up there have gone wavy.

That is cupping and it means moisture is reaching one face of those boards more than the other, usually from the garage side. Get the source addressed first, which often means insulating or air-sealing the garage ceiling. Cleaning a cupped floor does not help it and spending on the floor before the cause is fixed means paying twice.

Can you do the bonus room on its own?

Yes, though it is rarely the economic choice. We price by area and the setup time is the same whether it is one room or six, so most people have the main level done at the same visit.
