Oily Species Are the Worst Offender
Walnut, cedar, teak, and mesquite all carry natural oils, and the dust from them transfers those oils onto whatever it lands on. A cedar project in the shop puts a faintly greasy film across the house that people can smell for a week and cannot account for. On a floor it holds dust and it goes tacky, and no amount of ordinary mopping shifts it.

Can we clean it ourselves with mineral spirits?
Please do not. Mineral spirits softens some floor finishes and does nothing at all to others, and the version where it works is also the version where it damages the coating. It is worth having somebody test a small area first.
