Hardwood Floor Cleaning in Runaway Bay, TX
The floors looked wonderful the day you saw the house, and eighteen months later they look worse than the listing photographs. Here is why.
Runaway Bay turns over a lot of houses. Retirees moving in, families moving on, and a steady flow of second homes changing hands around Fairway Villas and the Lakeshore Drive stretch.
A common story in a market like that is a floor that was made to look excellent immediately before the sale and then went downhill quickly under the new owner. It is not the new owner's fault and it usually is not deliberate deception either.
It is a product, and once you know what it is, the situation makes sense and is fixable.
What Gets Put Down Before a Listing
An acrylic or polymer shine restorer, sold in a bottle and applied with a flat mop. It floods the surface with a glossy film, which fills fine scratches optically and makes a tired floor photograph beautifully for about six months. It is not a finish, it does not bond to the coating below in any durable way, and it is designed to be stripped, not to last.
The Way These Coatings Break Down
Unevenly, which is what makes it obvious. It wears off first in the traffic lanes, so the floor develops pale patches exactly where people walk while the edges of the room stay glossy. It yellows over time. It goes cloudy where it is thick, particularly along the edges and in corners where it pooled. And it flakes at the perimeter. The result reads as a floor falling apart, when the actual floor underneath is untouched.
Why Adding More Makes It Worse
The natural response is another coat from the same bottle, which builds thickness in the places that are already thick and does nothing durable in the lanes. Two or three rounds of that and the floor has a genuinely difficult layer on it that no household product removes, because these products are formulated to resist water.
Taking the Layer Back Off
Take it off. That is a solution with enough dwell and enough mechanical action to release a polymer film, recovered as it goes so it leaves the house in the tank. Then one deliberate water-based maintenance coat, which is a known layer that wears evenly and can be renewed. What we do not do is sand, refinish, or re-stain, and on this problem that is fine, because the original finish is nearly always intact and waiting underneath.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Runaway Bay homeowners
How do I know that is what I have?
Look at the difference between the traffic lane and the floor under a piece of furniture. If the protected area is glossier than the walked area by an obvious margin, and if the edges of the room look milky, it is a shine product. Genuine finish wear does not produce that pattern so sharply.
Can we strip it ourselves?
There are stripping products sold for it, and the risk is that most of them are aggressive and some will damage the finish underneath along with the film. It is one of the situations where a test area matters more than the money saved.
How long does it take?
Longer than an ordinary clean, sometimes a second pass in the heavily coated areas. The technician will tell you at the start once he has done a test patch, and the room is still walkable within the hour of finishing.
