When that remaining measurement gets close to an eighth of an inch, the flooring nails start to surface on the next pass and boards begin to break along the joint. The Cycle That Runs Out Without Warning
The pattern in these blocks is easy to recognize. Somebody buys a 1926 house, decides the floors look tired, books a crew to sand, and gets a beautiful result. Five years later the same conversation starts up again. Nothing about that is dishonest work, but it does have a last iteration, and the house gives you no notice about which one that is. If your floors have been done three or four times, the reasonable move is to stop spending irreplaceable wood on appearance.
Why a Freshly Sanded Floor Dulls So Quickly
Taking wood off does nothing about the thing that made the floor look bad in the first place, which in nearly every older Austin house is accumulated product. Shine sprays, oil soaps, acrylic quick-fix bottles from the grocery aisle, and household dust bound into all of it. That layer breaks up reflected light and reads as a worn floor. Lift it off and the coating underneath sends light back the way it did originally, and not one thousandth of an inch of oak was spent to get there.
The Work That Belongs to Somebody Else
Sanding, refinishing, re-staining, and screen-and-recoat with polyurethane are all a separate trade with separate equipment, and none of it is work we take on. There is also damage no cleaning reaches: gouges deep enough to catch a fingernail, spots in a traffic lane where the coating has gone through to raw wood, black staining underneath old pet accidents, cupped boards, and engineered veneer that has come apart in layers.
