Southern yellow pine is soft. It dents under a dropped can, it takes finish unevenly because the early and late growth absorb at different rates, and it shows a scrub pattern that oak would shrug off. It also tends to be the room where fifty years of kitchen grease sits, which means it needs the most work on the least forgiving surface. That combination is why we slow down in a back hall and speed up in a dining room, and why the two rooms come out looking like they belong to the same house only if somebody made that choice deliberately.
The Renovated Kitchen Is Usually Engineered
If your kitchen was redone any time after about 1995 the floor in it is very likely engineered plank over plywood, with a factory finish that is harder than anything on the original boards. It is also thin. Pull the toe kick or lift a vent cover and the cut edge tells you immediately, since engineered stock reads as layered plies with a veneer face while solid reads as one continuous piece of wood top to bottom. Engineered is where moisture control matters most, because the layer that fails is the glue line.
Where the Old Half Is Beyond Us
A hundred and ten years is long enough to accumulate things that cleaning does not touch. Black rings under an old planter, dark staining along a bathroom threshold, worn-through finish on the stair landing, and pine that has been dented into a texture. We do not sand, re-stain, or lay down polyurethane, so anything past the coating is either a refinisher's job or something you decide to live with. In houses of this vintage, living with it is frequently the better answer and we will say so.
