Rollingwood is small and it is almost always under renovation somewhere. Which means a lot of houses here have a wood floor that has spent months under rosin paper, builder's board, or plastic sheeting while a kitchen or a primary suite got sorted out.

That covering is a genuinely good idea for two or three weeks. It becomes a problem somewhere around the second month, and the problems it creates are not obvious until the paper comes up.

Rosin Paper Was Meant to Come Up in Two Weeks

Red rosin paper carries a dye and a resin binder. Sitting on a finish in a hot unconditioned house, with construction traffic pressing it down and the odd bit of moisture involved, that dye migrates. What you find underneath is a faint pink or orange cast, strongest where somebody walked and where a wet boot came through. It sits in the top of the coating and is not the same thing as dirt, which is why people scrub at it for a weekend and get nowhere.

The Tape Is the Part That Actually Hurts

Whatever held the covering down is worse news than the covering. Blue painter's tape run along a finish for six months in a hot house leaves adhesive that has cured onto the coating. Cheaper masking tape can pull the finish itself when it comes off, especially on a floor that was site-finished years ago. Duct tape is the worst outcome available. Tape should never touch the floor at all. It belongs on the baseboard, above the shoe molding, where nobody walks on it.

What Is Under Six Months of Board Protection

In a typical Rollingwood remodel we find four things: adhesive residue in lines, a dye cast in the traffic pattern, drywall compound dust that got under an edge and turned to a gritty paste with the first bit of humidity, and paint spots along a wall. The first three lift with a moisture-controlled cleaning. Paint depends on the type and how long it has cured, and it is handled by hand and individually, never with a solvent poured onto the floor.

The Order to Do This In

Uncover the floor as soon as trades are finished with heavy work and dry sweep before anything gets wet, since drywall dust plus water is a slurry that gets pushed into seams. Then have the floor cleaned before furniture arrives, because an empty room is faster, cheaper, and produces a better result. Cleaning does not repair a dented board, a gouge from a dropped tool, or a lane where a scaffold wheel went through the finish. Sanding and refinishing is a different trade and we do not do it, so damage of that kind belongs in your contractor's punch list while the contract is still open.
