Hardwood Floor Cleaning in Brookshire, TX

When a wood floor smells, the useful question is not what to spray on it but how far down the source has gone.

Odor is one of the two or three most common reasons anybody calls a floor company, and it is the one where the honest answer varies most. A smell coming off a wood floor can be entirely surface, entirely structural, or somewhere between, and those three situations have completely different outcomes.

Nobody can tell you which one you have over the phone. What we can do is set out how to think about it before anybody comes out.

Level One: On the Finish

Spilled milk, pet accidents that were wiped up promptly, cooking residue, old cleaning product, and general soil all sit on top of the coating. They smell because the material is still there, and cleaning removes the material and the smell together. This accounts for a good majority of the odor calls we take, and it is the reason people are so often surprised at how well it goes.

Level Two: In the Seams

Liquid that sat long enough to run finds the gap between boards and goes down the side of the tongue where nothing reaches it. It is out of the airflow, it stays damp longer, and it feeds anything organic. Cleaning takes out a share of this and not all of it. The tell is a smell that improves a great deal after a cleaning and comes back faintly in humid weather, which is the residue in the seam responding to moisture.

Level Three: Under the Floor

Once material has passed through to the subfloor, the paper backing, or the framing, no surface service reaches it. Pet urine is the usual cause and a slow appliance leak is the second. It is identifiable by a smell that is stronger at floor level, stronger in humid weather, and unchanged by anything applied on top. The answer there is lifting flooring in the affected area, treating or replacing the subfloor, and re-laying. That is a flooring contractor's job.

Why We Say This Up Front

It would be easy to clean a level-three floor, collect the money, and let you find out in two weeks. Telling you the three levels beforehand means you can judge from the symptoms which one you probably have, and it means that if our technician finds black staining or a saturated subfloor on the walkthrough, the recommendation will not come as a shock. We clean and protect. We do not sand, refinish, or replace flooring.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Clean or refinish? Run the three tests →

Describe the smell honestly when you call and you will get an honest reading of the odds before anybody drives out.

Hardwood questions from Brookshire homeowners

Will a black light show us where the problem is?

For pet urine, often yes, and it is worth doing with the lights off before anybody visits. It shows you the extent, which is the part that matters. It does not tell you how deep it went.

Do enzyme products work on a wood floor?

They work on the material they can reach, which on a finished floor is whatever is on the surface. Poured onto a floor in quantity to reach a seam, they add a great deal of liquid to wood, which causes a second problem. Use them sparingly and do not saturate anything.

The floor smells only when the air conditioning kicks on.

That points at something below the floor or in the return path being disturbed by air movement. Worth having the ductwork and the space beneath the floor looked at before spending anything on the surface.

If it is level three, can you still clean the rest of the house?

Yes, and plenty of people do exactly that while they plan the repair. There is no reason for the whole floor to wait on one room.
