Hardwood Floor Cleaning in Chateau Woods, TX
A robot that mops sounds like the answer to everything until you understand that it is putting water on the same square foot every day.
Chateau Woods is a small city of a few hundred houses tucked between The Woodlands and the interstate, and like everywhere else in this bracket a great many of those households have bought a robot in the last few years. The vacuuming ones are a genuine help on a wood floor. The mopping ones are a different proposition.
The pitch is obvious: it runs while you are at work and the floor is damp-cleaned every day without anybody lifting anything. The problem is also obvious once somebody says it out loud, which nobody does at the point of sale.
A wood floor does not want to be damp every day.
Small Amounts, Repeated Forever
One pass with a lightly damp pad does no harm at all. The same pass every single day for two years is roughly seven hundred wettings of a surface that is designed to be wet occasionally. Water finds the seam between boards, and at a seam there is no finish, only the milled edge of the wood. That edge takes up moisture, swells fractionally, and gives it back. Do it seven hundred times and the board edges start to show it as a faint ridging you can feel with a bare foot before you can see it.
The Solution Tank Is the Other Half
Most of these machines want a cleaning concentrate in the tank, and most of those concentrates leave something behind, because they are formulated for tile and vinyl where a little residue is invisible. On wood it accumulates exactly as any other product film does, and it accumulates faster than hand mopping because the machine runs more often. The result is a floor that gets duller the more diligently it is cleaned, which is a genuinely maddening thing to live with.
How to Keep the Robot
Run it in vacuum mode on the wood and save the mopping function for tile, which is what it is good at. If the model cannot separate the two, set a schedule that mops the wood weekly instead of daily, use plain water in the tank, and check that the pad is genuinely damp and not wet. Lift the pad off after a run and feel the floor: if it is still cool and damp to the touch, the machine is putting down too much.
What We Can Undo and What We Cannot
Accumulated tank residue and the film it holds come off completely, which is usually a bigger improvement than owners expect. Board edges that have already ridged from repeated wetting do not come back down, because that is dimensional change in the wood. Neither do gouges, worn-through lanes, dark staining that has reached the board, or a cupped floor. Sanding and refinishing belong to another trade and are not services we offer.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Chateau Woods homeowners
Ours has a self-emptying dock that also washes the pad. Better or worse?
Better for hygiene and no different for the floor, because the amount of water reaching the wood is set by the pad and the flow rate, not by what happens at the dock. The daily frequency is still the issue.
Can we run plain water and skip the concentrate?
Yes, and it removes half the problem. Plain water on a damp pad, used weekly instead of daily, is a perfectly reasonable routine for a wood floor between professional visits.
The floor squeaks in a spot the robot always crosses. Related?
Unlikely. Squeaks are movement in the subfloor or the fasteners and no surface treatment causes or cures them. Worth having somebody look under the floor if it is getting worse.
How often should this floor be professionally cleaned?
Twelve to eighteen months like anywhere else, and toward the shorter end while a mopping robot is in daily use, because the residue builds faster.
