Press a fingernail hard into a board in a closet. Vinyl gives and shows the mark, wood does not. Then look at a cut edge, at a floor register or where the flooring meets a doorway: real wood shows grain running through the whole thickness, or a stack of thin plies topped with a genuine wood face, while vinyl and laminate show a uniform core with a printed layer and a clear film over the top. If the same knot pattern appears twice in a room, it is printed.
Where There Is Real Wood
Plenty of the site-built houses out here have engineered plank or solid wood, and those clean up as well as anything anywhere. The one thing worth knowing in this area is what the subfloor is, because particleboard under a wood floor is far less tolerant of moisture than plywood, and it does not recover once it has swollen.
