Mistake One: No Acclimation

Flooring delivered on a Friday and laid on a Saturday has not equilibrated to the house. Material that came from a cool warehouse into a Southeast Texas summer will take on moisture and expand after it has been fastened down, and material that arrives damp will shrink. Either way the floor is fighting a change it should have made before installation. It usually shows up in the first year as gaps that stay open or as boards pressing against each other. Nothing applied to the surface addresses it.

Mistake Two: No Expansion Gap

The instructions say leave a gap at every wall and around every fixed object, and it is the first thing an impatient installer skips because the baseboard is going to cover it anyway. A floor laid tight has nowhere to expand and will lift somewhere in its first humid summer, generally in the middle of the widest run. Slide a thin card behind the baseboard in a few places to find out. If it stops dead everywhere, the gap is not there.

What Is Usually Fine

The parts people worry about are frequently the parts that came out well. Slightly uneven end joints, a row that drifted, a transition that is not perfectly square: none of that affects how the floor performs or how it cleans. If the boards are flat, tight, and fastened, an owner-laid floor cleans up and takes a protective coat exactly like any other.

Yes. A flooring contractor pulls the base trim and trims the floor back at the perimeter, and it is a straightforward repair compared to what happens if the floor keeps fighting itself. It is not work a cleaning company does.
