Squeaks that were there from day one. Expansion gaps that were not left at the perimeter, which shows up as boards buckling in a wet spell. Any of these are workmanship and they are worth raising in writing before the year is out.
What Is Not Covered and Never Was
Scratches, dents, and anything you or a delivery crew did. Gaps that open in winter and close in summer, which is normal wood movement. Color variation between planks, which is inherent to the material. Fading. Damage from a wet mop or a steam cleaner, and manufacturers are explicit about the second one. Being clear about this before the meeting saves everybody a difficult conversation.
Clean It Before the Walkthrough, Not After
This is the practical suggestion. A floor with a shine coat and a year of film on it does not show you a height difference at a seam, a hairline separation, or a subtle hollow area. A clean floor does. Doing the floors a few weeks before the eleven-month mark gives you an accurate view while the warranty is still live, and it costs a fraction of what an out-of-warranty repair does.

How do I check for hollow spots?
Walk the floor slowly in socks and listen, or tap along it with a knuckle. A glued floor should sound consistently solid. Does cleaning it void anything?

What if the builder says the floor is within tolerance?
