Hardwood Floor Cleaning in Flower Mound, TX

A crawling baby spends more hours in contact with your floor in a year than everybody else in the house combined, which changes what is worth knowing about what is on it.

For about eight months, somebody in the house is going to be on the floor most of the day, moving across every square foot of it, with their hands and their face on the surface. It is a reasonable moment to ask what is actually there.

The answer in most houses is a film made up of successive layers of whatever has been used to clean the floor, plus whatever came in on shoes and settled into it. That is not an alarming thing and nobody needs to panic about it. It is worth knowing about because the film is the part that holds onto everything else.

What Is in the Film

Polymer from shine products, surfactant residue from cleaners that were not rinsed, mineral deposit from tap water, cooking oil in an open-plan house, and the dust and grit that landed on all of it and stuck. Sweeping takes off the loose part. It does not remove anything bound into the layer, which is why a floor can be swept daily and still leave a mark on a pale cloth.

The Sticky Floor Question

If your floor feels slightly tacky on bare skin, that is product buildup and it is the most common thing people notice at exactly this stage of life, because they are suddenly on the floor themselves. It is also the thing most likely to end up on small hands. Removing it is straightforward and it does not get replaced with anything that behaves the same way.

What We Use and Why It Matters Here

The process is water-based throughout. There is no solvent, and the maintenance coat that goes down afterwards is water-based as well. Once it is dry, which takes about half an hour, the room is back in use, and there is no lingering odor to air out. We work room by room, so at no point is a nursery or a play area out of commission for a whole day.

The Slip Point, Which Is the Practical One

A floor treated for years with mop-and-shine builds a hard slick surface, and a child learning to walk on it is genuinely at a disadvantage. Taking off the accumulated gloss makes the floor less slippery, not more. Our coat is a protective layer and it is not formulated to add shine for its own sake, which is a deliberate choice and one of the more useful things about it in a house with small children in it.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Clean or refinish? Run the three tests →

Run a pale cloth across your floor and look at what comes off a surface you thought was clean.

It is a good reason to have the film taken off properly before somebody starts living down there. 469-464-9984, or book online, $50 off the first visit.

Hardwood questions from Flower Mound homeowners

How long before the room is safe to use again?

About half an hour to walk on and roughly a day for the coat to harden fully. In practice the constraint is that rugs stay off and heavy furniture does not get dragged for that day. Crawling on it the same afternoon is fine.

Is there a smell?

A faint clean scent while we work and nothing once it has dried. Nobody needs to leave the house or open windows, and there is no solvent involved at any stage.

Should we be putting rugs down instead?

A rug in a play area is a good idea for comfort. Use one with a felt underlay and a breathable backing, and lift it occasionally. What causes trouble is a rubber or vinyl-backed rug left permanently down, which traps moisture against the finish and can leave a permanent cloudy mark.

Which parts of Flower Mound do you cover?

All of it, including Wellington, Bridlewood, Canyon Falls, Tour 18, Lakeside, Stone Creek, Canterbury Row, Chaucer Estates, Timber Creek, and Riverwalk, plus Dallas, Lewisville, Argyle, Coppell, Grapevine, and Denton.
