A wood floor can be left worse by a cleaning company than it was before they arrived, and it is worth knowing the three ways that happens.

One: Carpet Equipment on a Wood Floor
A hot-water extraction machine built for carpet delivers a large volume of hot water under pressure and recovers most of it. On carpet that is correct. On wood, the water that is not recovered goes into the seams and under the boards, and the damage appears weeks later as cupping, as blush inside the finish, or as edges lifting on engineered plank. If somebody arrives to clean your wood floor with a carpet wand, that is the moment to stop the job.
Two: A Shine Coat Instead of a Clean
This is the common one and it is not malicious, it is just cheaper and faster. The floor gets a light wipe and then a coat of acrylic gloss, and it looks superb for about a month. What has actually happened is that another layer has been added to the pile, with the dirt sealed under it, and the eventual removal job is bigger. If a floor is dramatically shinier afterwards and no material was shown to you as having come off, this is what happened.
Three: Aggressive Stripping Without Control
The opposite failure. A strong stripping chemical used on a floor whose finish is thinner than assumed takes off more than the product layer, and now the finish is compromised in patches. It shows as uneven sheen and areas that take up dirt faster afterwards. This is why a technician should be establishing what your finish is before choosing what to use on it, and why we test in a corner first as standard.
How to Avoid All Three
Ask three questions before anybody starts. What equipment are you using and how much water does it leave on the floor. Are you removing what is on my floor or adding something to it. And what will you do to check my finish before you begin. Anybody doing this properly will have straight answers, and the questions are the same whoever you end up hiring.
