Hardwood Floor Cleaning in Grangerland, TX

If your water smells faintly of eggs, everything you have mopped with it for ten years has left something behind on the floor.

Groundwater through much of Montgomery County carries hydrogen sulfide, and households around Crystal Forest, Twin Lakes, Granger Pointe, Granger Pines, and Lake Wildwood know it by the smell before they know it by anything else.

Most people deal with the smell, install a filter or an aerator, and stop thinking about it. What gets less attention is that sulfur water usually travels with company: dissolved iron, manganese, and hardness minerals, all of which stay behind when water evaporates.

A floor mopped weekly with that water for a decade has a record of every gallon.

What Actually Dries Onto the Finish

Iron oxidizes on contact with air and leaves a faint rust-colored deposit, which on a light oak floor reads as a yellow or orange cast that people mistake for the finish ambering. Manganese leaves a darker, grayer film. Hardness minerals leave a chalky carbonate deposit. Together they build a layer that scatters light, feels slightly rough, and cannot be removed with more of the same water.

The Test in Your Own House

Look at a floor area that is never mopped, in a closet or under a bed, and compare it with the middle of the kitchen. If the protected area is clearer and warmer in color and the mopped area is dull or has an odd cast, the water is the source. The second check is a toilet tank or a shower door, which show the same deposit far more visibly and confirm what is in the supply.

Getting Mineral Deposit Off Wood

The temptation is an acid, since that is what works on a shower door, and an acid on a wood finish is how you get a permanently etched floor. What works instead is a formulated solution with enough sequestering action to release the metal and carbonate deposit at a pH the coating tolerates, worked mechanically and then extracted so the dissolved material leaves the house. A mop has nowhere to put it and simply redistributes it.

What This Does Not Reach

Iron that has already reacted with the tannin in oak leaves a gray-black mark inside the board, and that is a chemical change in the wood itself. Deep scratches, worn-through lanes, cupping, and lifted veneer are equally beyond it. Sanding, refinishing, and re-staining are a different trade and one we do not work in, so a floor at that stage gets a referral and not a quote.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Well water is the most under-appreciated thing acting on floors in this county and it is completely fixable at the surface.

Hardwood questions from Grangerland homeowners

We put in a whole-house filter. Will the deposit stop?

New deposit largely stops if the filter handles iron and hardness, which not all of them do. What is already on the floor stays until something takes it off.

Can we mop with bottled or filtered water instead?

It works and it is a lot of carrying. The better habit is to mop far less, use a dry microfiber pad for routine cleaning, and reserve anything damp for actual spills.

There are gray-black spots near the sink that will not come out.

Possibly iron tannate, which forms when iron in the water reaches oak through a break in the finish. If it has gone into the wood, it stays. Our technician can usually tell by whether the edge of the mark is sharp or diffuse.

How long does a house out here take?

Most are a half day. Walkable inside an hour, with the usual day before rugs go down and heavy furniture moves.
