The Decision in Front of You

Three roads from here. Do nothing and the lanes go through to bare wood within a few years, at which point refinishing becomes the only option and it is a several-thousand-dollar job with the house emptied for a week. Refinish now, which is a real choice on a floor this good and buys another twenty-five years. Or clean and coat, which removes three decades of accumulated product, puts a renewable wear layer on top, and defers the bigger decision for a long time at a small fraction of the cost.

How to Tell Which You Need

Look down the kitchen and hallway lanes from floor level. If they read matte against a glossier surround but the color is even, the finish is thin and cleaning and coating is exactly right. If the lanes have gone lighter or grayer than the rest, the coating is gone in places and the oak is open, and at that point a coat has nothing to bond to across part of the area. That is the line, and it is worth having somebody look at it before it gets crossed.
