Hardwood Floor Cleaning in Richmond, TX
Most floors that get wrecked during a kitchen remodel are wrecked by the protection somebody laid down to save them.
Between the older streets of Richmond and the newer communities at Aliana, Harvest Green, Veranda, Long Meadow Farms, and Candela, a great deal of remodeling happens in this city, and remodels are where wood floors take their worst damage in a compressed period.
What surprises people is that the damage usually is not a dropped tool. It is the covering.
Three specific mistakes account for most of it.
Plastic Sheeting Is the Wrong Answer
Polyethylene laid over a wood floor traps moisture underneath it. For a week that is fine. For a six-week kitchen project in a Gulf Coast summer, with the house open to outside air and trades tracking in wet, it holds humidity against the finish and can leave a permanently discolored area matching the sheet exactly. It is also slippery to walk on, which is how ladders shift. Use a breathable protection board or a proper floor-protection paper designed for the purpose.
Tape Is the Second Mistake
Whatever holds the protection down should never touch the finished floor. Aggressive tape lifts a coating when it comes off, and tape left down for weeks in a warm house leaves adhesive that has to be dissolved off with something the finish also dislikes. Tape protection to itself, or to the baseboard with a low-tack product, and never directly onto the wood.
Grit Under the Protection
The classic one. Protection goes down over a floor that was not vacuumed first, or grit works in at an edge during the job, and every trade walking across the covered area grinds it in for weeks. When the covering comes up the floor underneath is more damaged than it would have been left bare. Vacuum thoroughly before covering, tape the seams so nothing migrates under, and lift and check it partway through a long project.
When to Clean, Before or After
After, always, and once the last trade has gone including the painters. Cleaning a floor and then letting a cabinet installer work over it is money spent twice. The right sequence is protect properly, finish the work, remove the protection, then clean and apply a protective coat so the floor goes into its next decade with a fresh wear layer.
Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

Hardwood questions from Richmond homeowners
The floor under the protection has a dull patch matching it exactly.
Trapped moisture in most cases, which frequently improves once the floor breathes for a week or two and improves further with cleaning. If the finish has been chemically affected by an adhesive or a plasticizer, that part is in the coating for good.
Should we replace the floor while the kitchen is open anyway?
If it is at the end of its life, that is the cheapest moment you will ever get to do it, since the room is already torn up. If the floor is sound, cleaning and coating afterward costs a small fraction of that.
Our contractor says they will handle floor protection.
Most do it well. Ask specifically what material they use and whether the floor gets vacuumed before it goes down. Those two questions tell you a lot about how the rest of the job will run.
