The Warm Spot

If a hot water line is the one leaking, the concrete above it heats up, and a wood floor conducts that to your bare foot. A patch of floor that is noticeably warmer than the floor around it, in a place that gets no direct sun and sits over no duct, is the single most telling sign there is. Walk the ground floor barefoot with the lights off some evening. It takes three minutes and people have found leaks that way for as long as there have been slabs.

The Meter Test

Turn off every fixture and appliance that uses water, including the ice maker, then look at the water meter and note the position of the low-flow indicator. Come back in twenty minutes. If it has moved at all, water is going somewhere, and if nothing indoors is running, it is going under the house. This is the check a plumber will do first and you can do it yourself before you pay anybody to.

What It Does to the Floor Above

Moisture rising through a slab reaches the underside of a glued or floated wood floor and has nowhere to escape. Boards cup, the adhesive releases, and an engineered plank starts to delaminate at the seams. It works outward slowly from the source, which is why a leak of eighteen months' standing shows as an area of floor that is subtly wrong, never as an obvious wet patch. By the time it is obvious, the flooring in that zone is finished.

Where a Cleaning Company Stands

Nowhere useful, until the leak is repaired and the slab has dried. Cleaning a floor over an active slab leak is money burned. Our technician will flag a suspected one on the walkthrough, and the right sequence after that is a plumber, then a repair, then several weeks of drying, and only then a conversation about the flooring. On the boards that survived, cleaning and a protective coat make good sense. On the ones that cupped or delaminated, nothing we do helps and refinishing is not a service we offer.

Can a leak be repaired without breaking the floor?

Often, yes. Rerouting the line overhead through the attic is common in Sugar Land precisely because tunneling under a post-tensioned slab is expensive and cutting into one has to be done carefully. Ask a plumber about both options before agreeing to anything.
