Hardwood Floor Cleaning in Hebron, TX

In an attached home, your wood floor is somebody else's ceiling, and that changes what should be underneath it and what should never be poured on it.

A lot of the housing around Castle Hills and The Realm is attached or stacked: townhomes, brownstones, and apartments over other apartments. Wood floors in those buildings are doing two jobs at once. They are the surface you walk on and they are the top layer of a shared assembly.

Two practical consequences follow, and both come up constantly. One is noise, which is what people complain about. The other is water, which is what causes the expensive problems.

Neither gets discussed when the floor goes in, and both are worth understanding before you clean, replace, or argue with an HOA about it.

The Underlayment Is Doing the Acoustic Work

Between a floating engineered floor and the subfloor there is normally a foam or rubber underlayment, and its main job in an attached building is sound. Most HOAs here specify a minimum rating for it in the bylaws, which is why replacing a floor in a stacked unit usually needs approval. None of that is affected by cleaning, and it is worth knowing your floor has a layer under it that you never see, because it is also part of why the floor feels slightly soft underfoot.

Why Standing Water Is a Neighbor Problem

A floating floor is not sealed at the perimeter. It has an expansion gap at every wall, covered by trim, and that gap is an open route down to the subfloor. In a detached house, water going down there is your problem and it takes months to show. In a stacked unit, it is somebody's ceiling and it shows up as a stain within days. This is the single strongest argument against wet mopping in an attached home.

How We Work in These Buildings

Solution is metered onto the surface and drawn back up on the same pass, so there is no standing liquid at any moment and nothing available to find a perimeter gap. Equipment comes up in the elevator and goes back down with us, with no hoses, no drainage, and no water connection needed. If your building has service hours or a loading dock booking, tell us when you schedule and we will work inside it.

The Limits on This Kind of Floor

Almost all of it is engineered plank with a thin wear layer, which cannot be sanded. Sanding is not something we offer on any floor, so here we work entirely above the factory finish. Scuffs, film, and traffic haze come off. Anything cut through the veneer, black staining, cupping, or separated edges means board replacement, and in an attached building that is a coordination job with the HOA before it is a flooring job.

Not sure whether your floor needs cleaning or refinishing? There are three tests you can run yourself in about a minute, and they will tell you which one you are dealing with before anyone quotes you.

The rule in an attached home is straightforward: nothing that puts standing water on the floor, ever, because the consequences land on somebody else's ceiling.

Hardwood questions from Hebron homeowners

Do I need HOA permission to have the floors cleaned?

No. Approval requirements are about replacing flooring and changing the acoustic assembly. Cleaning changes nothing structural and nothing that a bylaw covers. Replacement is the thing to get in writing before you start.

Is it noisy for the neighbors?

There is machine noise for the time we are in a room, comparable to a vacuum. It is the sort of thing worth doing in the middle of the day in a building with shift workers, and we are happy to work to whatever hours the building expects.

My floor sounds hollow. Is something wrong?

Usually not. A floating floor over foam is not attached to the subfloor and it will sound hollow by design. What is worth investigating is a hollow area that has appeared in one spot on a floor that used to sound solid throughout, which can mean a glued floor has released.

Which areas does the crew cover?

Hebron including Castle Hills, Indian Creek, Vista Ridge, Hebron 121 Station, The Realm at Castle Hills, and Rosemeade, plus The Colony, Carrollton, Lewisville, Addison, Farmers Branch, and Coppell.
