Most floors we clean look considerably better afterward and the before-and-after is obvious. It would be easy to write this page as if that were universal. It is not, and in a small town where everybody knows everybody it is particularly worth being straight about.
There is a category of floor where a cleaning produces a real but modest improvement, and there is a smaller category where the honest advice is not to bother.
When the Gain Will Be Large
A floor carrying years of shine product, wax, or cooking film gives the biggest change, because all of that is sitting on top of an intact finish and it is coming off. Open-grain red oak with soil down in the pores is another. So is a floor that has just come out from under carpet. In those cases the wood underneath has been fine the whole time and it is only being uncovered.
When the Gain Will Be Modest
A floor that is already well maintained and simply due for its annual visit. A floor in a household that never uses shine products, where there is very little to remove. And a matte finish that has worn evenly, where the improvement is real but subtle because there was no film to take off in the first place. The value in these cases is the maintenance coat and the protection, not the appearance, and we will say so.
When We Will Tell You Not To
When the finish is worn through to bare gray wood across the traffic areas, because a maintenance coat needs finish underneath to bond to. When the floor is buckled or cupped from a moisture problem that has not been found yet. When boards are black from water that got under the finish years ago. And when it turns out to be laminate. Those all need somebody else, and taking money for a cleaning first would be dishonest.
How the Decision Actually Gets Made
On the walk-through, in front of you, usually with a test patch in the worst room. Two square feet cleaned next to two square feet untouched tells everybody what the whole house will look like, and it takes ten minutes. Nobody should be committing to a house-sized job on a description over the phone.

The floor is old and dark. Is that a bad sign?
Usually the opposite. Dark on an old floor is most often accumulated wax and grime, which is exactly the category with the largest improvement. It is worth having it looked at before assuming the wood is the problem.
We are selling. Does modest still help?
Often yes, because a camera picks up evenness of reflection much more than an eye does. A floor with a small visible improvement can photograph considerably better.
